Containment, removal and treatment of mold growth in homes and businesses — plus correcting the water source so it doesn’t come back

Verus Restoration provides mold removal and remediation throughout Metro Atlanta and Northeast Georgia. We find the moisture source, contain the affected area so spores don’t spread through the rest of the building, remove contaminated materials, clean and treat what stays, dry the structure and rebuild — with the cause corrected, so the mold doesn’t return the next humid week.

Metro Atlanta is built for mold: long humid summers, crawl spaces and basements on clay soil, and slow leaks behind finishes that nobody sees for months. Growth can start within a day or two of a material getting wet, and surface cleaning doesn’t reach the roots in drywall, wood or carpet pad — which is why it keeps coming back. If you’re seeing or smelling it, call or text (404) 983-0966.

Where to look

Where Mold Hides in Metro Atlanta Homes and Buildings

Visible mold on a wall is usually the end of the story, not the beginning. The growth that matters is behind, beneath and above the finishes — wherever moisture has been sitting.

  • Crawl spaces and basements — groundwater, humidity and poor ventilation
  • Behind drywall after a plumbing leak, roof leak or past water damage
  • Under sinks and around tubs and showers where small leaks go unnoticed
  • Attics with roof leaks, bath-fan venting problems or blocked ventilation
  • Around windows and exterior doors from condensation and failed seals
  • HVAC closets and air handlers — condensate lines and drain pans
  • Carpet pad and subfloor after any water event, even one that “dried out”
  • Behind wallpaper, paneling and built-ins on exterior walls

Signs worth taking seriously: a musty odor that doesn’t go away, discoloration or staining on walls and ceilings, peeling paint or bubbling drywall, and any history of water damage in that part of the building. If people in the home feel better when they’re away from it, that’s worth mentioning to your doctor and to us.

What to Do When You Find Mold

Don’t disturb it. Scrubbing, spraying, scraping or pointing a fan at mold sends spores into the air and into the rest of the house. Don’t paint over it, and don’t tear out drywall yourself. If the growth covers more than a small patch, or anyone in the home has asthma, allergies or a compromised immune system, leave the whole area alone and call.

  • Stop the moisture if you can see the source — a leak, a drip, a wet floor
  • Close the room off and close its HVAC vents so air isn’t moving spores around
  • Photograph the growth and any water staining nearby
  • Think back to recent leaks, floods, roof work or plumbing repairs — that history matters
  • Leave belongings in place rather than carrying them through the house
  • Call (404) 983-0966 — we’ll tell you whether it needs us or just a fix at the source
How it works

Our Mold Remediation Process

  1. Inspect & find the source

Moisture readings, humidity levels and a close look behind finishes to map the growth and identify what’s feeding it. No source, no plan.

  2. Contain

Plastic containment around the work area with negative air pressure and HEPA filtration, so remediation doesn’t turn one moldy room into a moldy house.

  3. Remove & clean

Porous materials that can’t be cleaned — drywall, insulation, carpet pad — are removed and bagged inside containment. What stays is HEPA-vacuumed, cleaned and treated with antimicrobials.

  4. Dry & fix the cause

Structural drying to dry standard, then the repair that actually matters: the leak, the drainage, the ventilation, the condensation.

  5. Verify & rebuild

Containment comes down only when the area is clean and dry, with independent clearance testing when requested or required. Then drywall, insulation and finishes go back.

What actually fixes it

“Mold Removal” vs. Remediation: What You’re Really Paying For

Mold spores are everywhere, indoors and out; no one can remove them all, and anyone who promises to is selling something. Remediation means bringing the affected area back to normal, healthy levels, removing the growth and the materials it has colonized, and — the part that separates a real fix from a cosmetic one — eliminating the moisture that let it grow. A fog-and-spray treatment with no containment and no source repair is how the same room gets remediated three times.

We’ll also tell you when a problem is small. A patch of mildew on a bathroom ceiling from a missing exhaust fan isn’t a remediation project; it’s a fan. Being honest about scope is part of the job.

Why Verus

Why Metro Atlanta Property Owners Trust Verus With Mold

  • We fix the cause

Every remediation includes finding and correcting the moisture source. Otherwise we’re just renting you a clean wall for a few months.

  • Containment that contains

Sealed work areas, negative air and HEPA filtration on every job, so the rest of your home stays clean while we work.

  • Honest about scope

Small problems get small answers. You’ll hear what we found, what it needs and what it doesn’t, before any work starts.

  • Water, mold and rebuild, one team

From the leak repair through remediation, drying and the drywall going back up — no second contractor, no gap.

Questions

Mold Removal & Remediation FAQs

How do I know if there’s mold behind my walls?

A persistent musty smell, staining or discoloration, peeling paint or soft drywall, and any history of a leak or water damage in that area are the usual signs. We confirm it with moisture readings and, where needed, by opening a small section of the wall rather than guessing.

Can I remove mold myself?

A small patch of surface mildew on a hard, non-porous surface — tile, a painted bathroom ceiling — can be cleaned by a homeowner, as long as the moisture cause is fixed too. Growth on drywall, wood, insulation or carpet, growth covering more than a small area, or anything with a musty odor that persists after cleaning needs professional containment and removal; disturbing it without containment spreads it.

Does bleach kill mold?

On a hard, non-porous surface it can clean the visible growth. On porous materials like drywall and wood it doesn’t reach the roots, the water in the bleach can feed further growth, and the mold returns. Bleach also does nothing about the moisture source, which is the actual problem.

Is mold remediation covered by insurance?

It depends on what caused it. Mold resulting from a sudden, covered water event — a burst pipe, for example — is often covered, sometimes with a specific limit. Mold from long-term leaks, humidity or deferred maintenance is frequently excluded. Check your policy, and we’ll document the source and the work so your adjuster has a clear picture.

Do you test for mold?

We inspect and measure moisture on every job, and we arrange independent clearance testing after remediation when you want it or your insurer requires it. If you simply want to know whether a stain is mold, we’d rather look at it than sell you a test you may not need.

Will the mold come back?

Not if the moisture source is corrected and the area was properly dried and remediated — that’s the whole point of doing both. Mold that returns almost always means the water problem was never fixed.

Killing the mold you can see is easy. Keeping it gone is the job. Call or text and we’ll find the source.
