Water, Fire, Mold & Storm Damage Restoration for Duluth Homes, Subdivisions and Businesses
Duluth is a few exits up I-85 from our Norcross base — the same drive our crews make every week. When a 1990s pipe lets go in a Sugarloaf-side basement, a kitchen fire fills a Pleasant Hill Road restaurant with smoke, or a washer line floods the unit above yours on Satellite Boulevard, one team responds 24 hours a day and stays through cleanup, drying, repairs and full reconstruction.
Duluth is one of the 21 markets in our core service area — the subdivisions, the townhome and apartment communities, the downtown and the Gwinnett Place district alike. (404) 983-0966, any hour.

Why local knowledge matters
What Puts Duluth Properties at Risk
Most of Duluth was built in a single 25-year rush, and that era’s plumbing, basements and multifamily density explain most of the calls we get here.
1980s–90s subdivisions and their plumbing
Duluth’s subdivisions went up during Gwinnett’s boom years, when polybutylene supply lines were standard in metro Atlanta homes. Those pipes fail without warning, usually inside a wall or ceiling — and the water heaters and supply hoses from the same era are reaching the end of their lives. See water damage repair.
Finished basements on sloped lots
North Duluth and the Sugarloaf side are basement country. Finished lower levels with carpet, drywall and a bedroom or two take the hit from failed sump pumps, grading that sends storm runoff toward the foundation, and water heaters that live downstairs. See basement flooding cleanup and mold remediation.
Apartments, townhomes and the Gwinnett Place district
Pleasant Hill Road, Satellite Boulevard and Steve Reynolds carry some of the densest multifamily housing in the county, plus hundreds of restaurants, hotels and offices. A failed line upstairs is a loss on every floor below; a kitchen fire fills the whole strip center with smoke. See multifamily & commercial restoration and fire & smoke damage.
The river, the creeks and the canopy
The Chattahoochee forms Duluth’s north edge, and the creeks that feed it run through the subdivisions. Heavy rain means wet crawl spaces and flooded lower levels, and the mature hardwoods in the older neighborhoods come down on roofs in spring storms. See storm damage and water removal.

A Few Things About Duluth
Named as a joke
The town was Howell’s Crossing until 1871, when the railroad arrived. A Kentucky congressman had just mocked Duluth, Minnesota, in a famous speech — so Evan Howell suggested the name for a laugh, and it stuck.
A Georgia first
In 1922, Alice Harrell Strickland was elected mayor of Duluth — the first woman to serve as mayor anywhere in Georgia.
Georgia’s transportation museum
The Southeastern Railway Museum on Peachtree Road is Georgia’s official transportation museum, a nod to the trains that built the town.
Big-league Duluth
Gas South Arena opened in 2003 and is home to the Atlanta Gladiators (ECHL) and the Georgia Swarm (National Lacrosse League). Sugarloaf Country Club hosted a PGA Tour stop for over a decade.
International Duluth
Duluth is one of the most diverse cities in Georgia — roughly a quarter of residents are Asian American — and the Pleasant Hill Road corridor is the heart of metro Atlanta’s Korean-American community.
Corporate neighbors
Global headquarters here include AGCO and Primerica, and the downtown Fall Festival fills the Town Green every last weekend of September.

Do you serve Duluth addresses outside the city limits?
Yes. Most of 30096 and 30097 is unincorporated Gwinnett County with a Duluth mailing address, from the Berkeley Lake side to the Johns Creek line. If the address says Duluth — or it’s anywhere in our 21-market service area — we respond, 24 hours a day.
How quickly can Verus get to Duluth?
Duluth is a few exits up I-85 (or straight up Peachtree Industrial) from our Norcross base. We’re open around the clock; call or text (404) 983-0966 and we’ll give you an honest arrival window and tell you what to do in the meantime.
My house was built in the early 1990s. Should I worry about polybutylene pipes?
If the supply lines are gray plastic with copper or plastic crimp fittings, that’s polybutylene, and it’s worth having a plumber confirm. Failures usually happen behind a wall or above a ceiling, so the first sign is a stain, a bubble in the paint or a spike in the water bill. Know where your main shut-off is, and if you find water, call us the same day — drying a wall cavity early is the difference between a repair and a rebuild.
I manage apartments on Pleasant Hill Road. Can you handle a multi-unit water loss?
Yes. We dry and restore each affected unit, document every unit separately for the property’s claim and the residents’ renter’s policies, coordinate access and communication with your office, and handle the repairs so residents can get back in. One point of contact for the whole loss.
My finished basement flooded. Is the carpet and drywall salvageable?
It depends on the water. Clean water from a supply line, caught within a day or two, can often be dried in place with the pad replaced. Groundwater, sewer backup or anything that sat for days usually means removing carpet, pad and the bottom of the drywall. We test the moisture, tell you honestly what can be saved, and document it for your claim either way. See our basement flooding page for the first steps to take.
What should I do first if I find water or fire damage in Duluth?
Make sure everyone is safe, stop the source if you can do so safely (shut off the main water valve; after a fire, don’t touch soot or run the HVAC), photograph the damage, and call (404) 983-0966. We’re minutes away.
Duluth is a few exits up the interstate from our front door. When something goes wrong at your property, you shouldn’t have to explain the neighborhood to the people fixing it.
