Emergency Restoration Services for Sandy Springs’ Homes, High-Rises, Hospitals and Businesses — From Riverside to Perimeter Center

Sandy Springs is the seventh-largest city in Georgia and one of the most varied places we work: 1950s ranches along the river, estate lots on Riverside Drive, condo towers at Perimeter Center and the biggest hospital district in the Southeast. When a sixty-year-old drain backs up under a Mount Vernon Woods ranch, a riser fails on the 18th floor of a Peachtree-Dunwoody tower, or Nancy Creek comes up into a Glenridge basement, one team responds 24 hours a day and stays through cleanup, drying, repairs and full reconstruction.

Sandy Springs is one of the 21 markets in our core service area — a short run west on I-285 from Norcross. (404) 983-0966, any hour.

Sandy Springs Neighborhoods We Restore

Sandy Springs was a crossroads of farms and summer homes until GA-400 and I-285 arrived in the 1960s; it was annexed by nobody, voted itself a city in 2005 and now has everything from river estates to the King and Queen towers.

  • City Springs — the 2018 downtown — City Hall, the performing arts center, Heritage Green and the spring the city is named for
  • Riverside — the estate neighborhoods along Riverside Drive and the Chattahoochee
  • Perimeter Center — the office towers, hotels and high-rise condos on the Sandy Springs side of the Perimeter — the King and Queen, Concourse and Park Towers
  • Pill Hill — Northside, St. Joseph’s and Children’s Healthcare — and the medical offices around them
  • North Springs & the North End — the MARTA station, Northridge Road and the neighborhoods toward Roswell
  • Dunwoody Panhandle — the neighborhoods between Mount Vernon Highway and the Dunwoody line
  • Glenridge & Hammond — the 1950s–60s neighborhoods around Hammond Park, Glenridge Hall and Mercedes-Benz USA
  • Huntcliff & Grogans Bluff — the river-bluff communities in the North End
  • Heards Ferry & Mount Vernon Woods — the postwar neighborhoods between Johnson Ferry and the river
  • Powers Ferry Landing — the apartments, offices and townhomes near the I-285 river crossing
Why local knowledge matters

What Puts Sandy Springs Properties at Risk

Sixty-year-old neighborhoods, river estates, hospital campuses and condo towers — Sandy Springs has every kind of building, and water finds a way into all of them.

  1. 1950s–70s neighborhoods and their plumbing

Glenridge, Mount Vernon Woods, Heards Ferry and the Panhandle were built in the GA-400 boom. Cast-iron drains crack and back up, galvanized lines corrode, and the 1970s–80s homes to the north have polybutylene supply pipe that fails behind the walls. See water damage repair.

  2. Basements, the river and the creeks

Riverside, Huntcliff and the Powers Ferry neighborhoods sit on the Chattahoochee; Nancy Creek and Marsh Creek run through the middle of the city. Finished lower levels take water from below after heavy rain, and sump pumps fail in the storm that needs them. See basement flooding cleanup and mold remediation.

  3. High-rises, hotels and the hospital district

Perimeter Center’s towers, the hotels along Peachtree-Dunwoody and the campuses on Pill Hill: a failed riser, sprinkler head or washer line on one floor is a loss on several, every unit has a different owner and insurer, and a medical office can’t simply close. See multifamily & commercial restoration.

  4. Big trees, big roofs and spring storms

Sandy Springs is one of the greenest cities in the metro, and its oaks come down on slate and architectural roofs in every spring storm. Kitchen fires in the restaurant corridors on Roswell Road round out the year. See storm damage and fire & smoke damage.

A Few Things About Sandy Springs

  • The spring

The city is named for a real sandy spring that still flows at Heritage Green beside City Springs. People have settled around it for at least 1,600 years.

  • Said no to Atlanta

Sandy Springs defeated annexation by Atlanta in a 1966 referendum, two to one — then spent nearly 40 years fighting for its own charter. Residents voted 94% for cityhood in June 2005, and the city opened on December 1, 2005.

  • The outsourced city

At incorporation Sandy Springs had six full-time employees and contracted out nearly everything else — a model copied by cities across the country. It was the third-largest city ever to incorporate in the U.S.

  • Pill Hill

Northside, St. Joseph’s and Children’s Healthcare of Atlanta sit side by side on Pill Hill — more than 40% of the metro area’s hospital beds in one neighborhood.

  • Headquarters town

UPS, Mercedes-Benz USA, Inspire Brands, Cox Enterprises and Newell Brands are all headquartered here, and the King and Queen towers are the most recognizable buildings on the Perimeter.

  • City Springs

The city bought the land in 2008 and opened City Springs — City Hall, a performing arts center, the green and the spring — in 2018. The Sandy Springs Festival has drawn 30,000 people a year since 1984.

Questions

Sandy Springs Restoration FAQs

Which Sandy Springs ZIP codes do you serve?

All of them — 30328, 30342, 30350, 30327, 30339 and the Sandy Springs addresses in 30338 and 30319. Several are shared with Buckhead, Dunwoody and Brookhaven; if the property is in Sandy Springs, or anywhere in our 21-market service area, we respond, 24 hours a day.

How quickly can Verus get to Sandy Springs?

Sandy Springs is a short run west on I-285 from our Norcross base, or up Peachtree Industrial and across on Spalding Drive for the North End. We’re open around the clock; call or text (404) 983-0966 and we’ll give you an honest arrival window and tell you what to do in the meantime. Typical drive time from our Norcross headquarters is about 20–25 minutes in light traffic and 35–45 in rush hour.

I live in a Perimeter Center condo. The unit above me leaked. Who is responsible?

Call us and notify the building first. We dry and restore your unit, document your damage separately from your neighbor’s and the building’s, and coordinate with the management company and the association. In general your HO-6 policy covers your finishes and belongings, the master policy covers the structure, and the upstairs owner’s policy may cover both if they were negligent. We give every adjuster what they need; we don’t decide who pays.

We’re a medical office on Pill Hill with a pipe break. Can you work around patients?

Yes. We contain and dry the affected area, set equipment so the rest of the suite can stay open where that’s safe, work after hours where it isn’t, protect equipment and records, and document everything for your property and business-interruption claims. Phased so you lose as few appointment days as possible.

My finished basement flooded. Is the carpet and drywall salvageable?

It depends on the water. Clean water from a supply line, caught within a day or two, can often be dried in place with the pad replaced. Groundwater, sewer backup or anything that sat for days usually means removing carpet, pad and the bottom of the drywall. We test the moisture, tell you honestly what can be saved, and document it for your claim either way.

What should I do first if I find water or fire damage in Sandy Springs?

Make sure everyone is safe, stop the source if you can do so safely (shut off the main water valve; after a fire, don’t touch soot or run the HVAC), photograph the damage, and call (404) 983-0966. We’re on the way.

Sandy Springs has river estates, condo towers and the biggest hospital district in the Southeast. When something goes wrong at your property, you shouldn’t have to explain which one — or which floor — to the people fixing it.
