Water, Fire, Mold & Storm Damage Restoration for Dunwoody Homes, Condos and Businesses
Dunwoody is a short run west on I-285 or up Peachtree Industrial from our Norcross base. When a 1970s drain line backs up into a Georgetown basement, a sprinkler head lets go in a Perimeter Center high-rise, or a spring storm drops one of Dunwoody’s big hardwoods on a roof in Dunwoody Club Forest, one team responds 24 hours a day and stays through cleanup, drying, repairs and full reconstruction.
Dunwoody is one of the 21 markets in our core service area — the ranches and split-levels, the townhome and condo communities, and the towers and offices of Perimeter Center alike. (404) 983-0966, any hour.

Why local knowledge matters
What Puts Dunwoody Properties at Risk
Fifty-year-old plumbing, basements under big trees, stacked living in Perimeter Center and a creek that runs through the middle: Dunwoody’s losses follow its map.
1960s–80s homes and aging plumbing
Georgetown, Dunwoody North and the Mount Vernon subdivisions are 45 to 60 years old. Original cast-iron drains crack and back up, galvanized lines corrode from the inside, and the late-’70s and ’80s houses often have polybutylene supply pipe that fails behind the walls. Water heaters in basements and attics add to it. See water damage repair.
Finished basements and the tree canopy
Dunwoody is famous for its trees, and most of its homes sit on basements or crawl spaces under them. Roots crush drain lines, clogged gutters and poor grading send storm water into finished lower levels, and spring storms drop limbs and whole oaks on roofs — the April 1998 tornado tore through these same neighborhoods. See basement flooding cleanup and storm damage.
Perimeter Center high-rises, hotels and offices
Condo towers, apartment communities, hotels and some of the largest office buildings in metro Atlanta line Ashford-Dunwoody and Perimeter Center Parkway. A failed supply line or sprinkler head on one floor is a loss on several, and every one of them has to be documented separately. See multifamily & commercial restoration.
Nancy Creek and the low lots
Nancy Creek and its tributaries wind through the subdivisions between Chamblee-Dunwoody Road and Peachtree Industrial. Creek-side lots, crawl spaces and lower levels get wet after heavy rain, and wet stays wet under a canopy — which is where mold starts. See water removal and mold remediation.

A Few Things About Dunwoody
A typo made permanent
The city is named for Major Charles Dunwody. The second “o” came from a misspelling on a bank note, and it stuck.
Teddy Roosevelt stopped here
The Roswell Railroad ran through Dunwoody from 1881 to 1921, and President Theodore Roosevelt made a whistle stop in 1905.
A young city, an old town
Dunwoody settled in the 1830s, but it only became a city on December 1, 2008, after a three-year cityhood campaign.
The Perimeter
Perimeter Mall and Dunwoody Village both opened in 1971. Perimeter Center is now one of metro Atlanta’s largest job centers, and the 34-story Ravinia 3 is the tallest building in DeKalb County.
April 8, 1998
A tornado tore across Dunwoody that night, one of the most damaging storms in the city’s history — the reason so many residents still take tree work and storm prep seriously.
The Farmhouse
The 1906 Cheek-Spruill farmhouse at Chamblee-Dunwoody and Mount Vernon roads is the city’s unofficial emblem, saved from demolition by residents and now on the National Register of Historic Places.

How quickly can Verus get to Dunwoody?
Dunwoody is a short run west on I-285, or up Peachtree Industrial and Winters Chapel, from our Norcross base. We’re open around the clock; call or text (404) 983-0966 and we’ll give you an honest arrival window and tell you what to do in the meantime.
A tree came through the roof. What happens first?
Get everyone out of the rooms under the damage and call us. We tarp and board the opening to stop the rain, remove water and wet materials, dry the structure, document everything for your claim, and handle the repairs and rebuild. If the tree is still on the house we coordinate the removal with the crane or tree service before the roof work starts.
I live in a Perimeter Center condo. What if the unit above me leaks?
That’s a common Dunwoody call. We dry and restore your unit, document the damage separately from your neighbor’s and the building’s, and coordinate access with the association or management. Your condo policy generally covers your finishes and contents; the association’s master policy covers common elements. We give both adjusters what they need.
My basement smells musty after every heavy rain. Is that mold?
Probably the start of it. A musty smell means moisture is getting in and not getting out — often through the foundation, a window well or a failed sump pump. We find the moisture source, test and remediate any mold, dry the space properly, and tell you what needs to change (grading, gutters, a sump upgrade) so it doesn’t come back.
What should I do first if I find water or fire damage in Dunwoody?
Make sure everyone is safe, stop the source if you can do so safely (shut off the main water valve; after a fire, don’t touch soot or run the HVAC), photograph the damage, and call (404) 983-0966. We’re minutes away.
Dunwoody is a short run around the Perimeter from our front door. When something goes wrong at your property, you shouldn’t have to explain the neighborhood to the people fixing it.
