Damage doesn’t stop when the fire is out or the water is off. Soot keeps etching into finishes, moisture keeps feeding mold in upholstery and paper, and every day items sit in a damaged room, fewer of them can be saved. Getting contents out and into the right cleaning process quickly is often the difference between restoring your things and replacing them. Call or text (404) 983-0966.
What Contents Cleaning Can Save
Far more than most people expect. The method is matched to the material and to the type of damage — smoke residue, clean water, contaminated water, mold — so each item gets the treatment that works for it rather than a one-size wipe-down.
- Furniture — wood, metal, laminate and, where salvageable, upholstered pieces
- Clothing, linens and textiles — smoke, soot and water-affected fabrics
- Documents, books and photographs — stabilized and prioritized early
- Electronics and appliances — assessed, cleaned and documented before any power-on
- Kitchenware, dishes and glassware
- Rugs, curtains and window treatments
- Artwork, collectibles and keepsakes — handled individually
- Business contents — stock, equipment, files and records, with chain-of-custody documentation
Some things can’t be restored safely — porous items soaked by contaminated water, food, medicines and cosmetics among them. Those are photographed, listed and documented for your claim rather than quietly discarded, so nothing is a mystery later.
What to Do With Your Belongings Before We Arrive
Mostly: leave them. Wiping soot smears it deeper into finishes and fabric. Running a wet appliance or electronic device can destroy it. Washing smoke-damaged clothes in a home machine can set the odor permanently. And throwing anything away before it’s documented can cost you on the claim.
- Photograph rooms as they are before anything is moved or cleaned
- Secure the essentials — medications, IDs, important papers, valuables — if you can reach them safely
- Make a short priority list of items that matter most so we handle them first
- Keep people and pets out of rooms with soot, standing water or visible mold
- Don’t discard anything yet, even items that look ruined
- Call (404) 983-0966 — we’ll tell you what else to do on the phone
Our Contents Pack-Out, Cleaning & Storage Process
-
Assess & inventory
Room by room, every item is photographed and logged with its condition and a recommendation: clean, store, or document as non-salvageable. You get the list.
-
Pack-out
Items are wrapped, boxed, labeled and tracked against the inventory, then moved out of the damaged space so repairs can start and your things stop deteriorating.
-
Clean & restore
Cleaning, deodorizing and sanitizing matched to the material and the damage — soot, smoke odor, water, contamination or mold — with fragile and sentimental items handled individually.
-
Secure storage
Cleaned contents are held in secure storage under your inventory for as long as the property restoration takes.
-
Pack-back
Once the property is ready, everything comes home, is unpacked and placed, and signed off against the inventory.
Contents Restoration Works Alongside Every Other Service
Pack-out is rarely the whole job. It runs alongside the cleanup and the rebuild, from the same team, on the same schedule.
- Fire Fire & Smoke Damage The most common reason for a full pack-out: soot and smoke reach everything in the house, not just the room that burned. Fire & smoke restoration
- Fire Smoke Damage Restoration Smoke odor and residue removal from surfaces and contents, including textiles and furnishings. Smoke & odor cleanup
- Water Water Damage Repair Wet contents are moved out and dried or cleaned while the structure is extracted, dried and repaired. Water damage repair
- Mold Mold Removal & Remediation Affected contents are removed from containment, cleaned or documented, and kept out until clearance. Mold remediation
- Rebuild Reconstruction An empty room is a faster rebuild. Contents stay in storage until finishes are done, then come back in. Repairs & reconstruction
- Commercial Commercial Damage Restoration Inventory, equipment and records pack-out for businesses, with documentation your insurer and accountant will want. Commercial restoration
Documents, Photos, Heirlooms — and the Paper Trail Your Claim Needs
Drywall is drywall. A box of family photographs, a child’s drawings, the files a small business runs on — those are why contents work has to be careful rather than fast. Irreplaceable items are identified during the inventory, stabilized first, and handled one at a time by people who understand what they’re holding. If something can’t be saved, you’ll know why.
That same inventory is the backbone of your insurance claim. Every item is listed with photos, condition and disposition — cleaned, stored or non-salvageable — so your adjuster gets an itemized, documented record instead of a guess, and you aren’t reconstructing a list of your own belongings from memory weeks later.
Why Metro Atlanta Families and Businesses Trust Verus With Their Contents

An inventory you can trust

-
The right method for each item

-

No separate contents vendor to coordinate. The crew restoring the property is the crew managing what came out of it.
-

Your home and your things are handled with the respect they’d get if they were ours — because that’s the standard we set.

Contents Cleaning & Storage FAQs
What is a pack-out, and when is it needed?
A pack-out is the process of inventorying, packing and moving your belongings out of a damaged property so they can be cleaned and stored while the building is restored. It’s needed whenever contents are at risk from the damage itself (smoke, moisture, mold) or from the repairs (demolition, drying equipment, dust). Most fire losses and many larger water losses involve one.
Can smoke-damaged clothing and furniture really be cleaned?
Usually, yes. Smoke residue and odor respond to professional cleaning and deodorizing processes that household methods can’t match — the key is getting items out of the smoke-filled environment quickly and not attempting to wash or wipe them at home first, which can set stains and odor. Heavily charred or melted items generally cannot be restored.
How long will my belongings be in storage?
For as long as the property restoration takes — typically until repairs and finishes are complete and the space is clean and dry. We’ll give you a timeline up front and keep you updated as the rebuild progresses, and your inventory stays available to you throughout.
What happens to items that can’t be saved?
They’re photographed, listed with the reason they couldn’t be restored, and documented for your insurance claim before they’re disposed of. Nothing is thrown away without being recorded, and you can review the list before anything leaves.
Is contents cleaning and storage covered by insurance?
Contents coverage is usually a separate part of a homeowners or commercial policy from the building coverage, and most policies include some provision for cleaning, storage and replacement after a covered loss. Check your policy for the specifics; our itemized inventory, photos and disposition records give your adjuster exactly what they need to evaluate the contents portion of the claim.
Walls and floors can be rebuilt. The photo albums can’t. Let’s get your belongings out, cleaned and kept safe while we fix the rest.
