A burst sprinkler line over a trading floor, a fire in a restaurant kitchen, a roof failure over a warehouse: in a commercial building, every hour of damage is also an hour of lost revenue, displaced tenants and liability. Call or text (404) 983-0966 and we’ll start on the phone while a crew is dispatched.

What we restore

Commercial Properties We Restore in Metro Atlanta

Different buildings have different constraints — a dental office can’t simply close for two weeks, a 200-unit apartment community can’t relocate its residents, a distribution center can’t stop shipping. We plan the work around how your property actually operates.

  • Office buildings — single-tenant, multi-tenant and corporate campuses
  • Retail and restaurants — storefronts, shopping centers, food service
  • Multifamily — apartment communities, condominiums, HOAs and student housing
  • Warehouses and industrial — distribution, manufacturing and flex space
  • Medical and professional offices — dental, medical, legal and financial practices
  • Hospitality — hotels, event venues and clubs
  • Schools, churches and nonprofits
  • Property-management portfolios — one relationship across multiple buildings
Business continuity

How Commercial Restoration Is Different — and How We Handle It

The goal is not just a dry, clean building. It’s a building that never fully stopped working. Wherever it’s safe to do so, we phase the work so unaffected areas stay open, contain the affected ones, and schedule the loud, disruptive parts for nights and weekends.

  • Phased, zoned work so unaffected floors, suites and units stay occupied
  • Containment and negative air to isolate work areas from tenants, customers and staff
  • After-hours and overnight scheduling for demolition, drying equipment and reconstruction
  • Equipment sized for the building — large-loss drying, pumping and generator support
  • Coordination with your people — property managers, tenants, facilities, engineers and adjusters
  • Documentation built for commercial claims — moisture mapping, photos, scope, daily logs
  • Contents and inventory handling — pack-out, cleaning and secure storage of stock, equipment and records
  • One contact through reconstruction so you aren’t managing a mitigation vendor and a GC separately
How it works

Our Commercial Damage Restoration Process

  1. Emergency response & stabilization

Make the building safe: stop the source, cut power where needed, board up, tarp, extract standing water and set containment so the loss stops growing.

  2. Assessment & continuity plan

Map the damage, identify what can stay open, and agree a phased plan and schedule with you and your stakeholders before the heavy work starts.

  3. Mitigation

Extraction, structural drying and dehumidification, removal of unsalvageable materials, contents pack-out — monitored and documented daily.

  4. Cleanup & remediation

Soot and smoke cleaning, odor removal, mold remediation and antimicrobial treatment, with clearance before anything is closed back up.

  5. Reconstruction & reopening

Repairs and rebuild to the original spec or better, coordinated with your operations, inspections and move-back — then a final walkthrough.

Property managers & facilities teams

One Call, One Contact, Every Building

If you manage a portfolio, you don’t want to start from zero at 2 a.m. with a vendor who has never seen the building. We work with property managers, facilities teams and owners across Metro Atlanta as a standing restoration partner: we learn your properties, your shut-offs, your tenants and your reporting needs ahead of time, and when a loss happens you make one call and get one person who already knows the answers.

Start before the loss. Our emergency planning service documents your building — utilities, access, priority areas, contacts — so the first hour of a response is spent working, not orienting.

Why Verus

Why Metro Atlanta Businesses Choose Verus Restoration

  • Downtime is the metric

We plan every job around keeping as much of your operation running as possible, and we tell you plainly what has to close and for how long.

  • Mitigation through rebuild

No handoff to a general contractor halfway through. The team that stabilized the building finishes it, on one schedule.

  • Communication you can forward

Daily updates, photos and moisture logs written for owners, tenants and adjusters — so you aren’t translating.

  • Open 24 hours

Commercial losses happen overnight, on weekends and on holidays. So do we.

Questions

Commercial Restoration FAQs

Can you restore a building while it’s still occupied?

Usually, yes. We contain the affected areas, run negative air where needed, route equipment and traffic away from occupied space, and schedule the noisiest work after hours. Some losses — a major fire, contaminated water through multiple floors — require partial closure, and we’ll tell you that up front rather than discover it mid-project.

Do you work nights and weekends to avoid business hours?

Yes. We’re open 24 hours, and for commercial projects we routinely schedule demolition, equipment setup and reconstruction overnight and on weekends so your staff and customers see as little of it as possible.

How do you handle multi-tenant and multifamily properties?

Unit by unit and suite by suite. We coordinate access with management, communicate directly with affected tenants when you want us to, keep unaffected units fully isolated, and document each space separately so the claim and the tenant conversations are clean.

Do you take on large commercial losses?

Yes. Large-loss projects get a dedicated project lead, equipment sized to the building, phased scheduling and daily reporting. Tell us the building and what happened and we’ll be honest about scope and timeline.

Do you work with commercial insurance carriers?

We document every project to the standard commercial adjusters expect — moisture maps, photo logs, removed-materials inventories, daily reports and a clear scope — and we coordinate directly with your adjuster on site visits and questions. Coverage itself is between you and your carrier; our job is to make sure nothing is missing from the file.

Your building is damaged. Your business doesn’t have to stop. Let’s get a plan in place tonight.
