Emergency Restoration Services for Roswell’s Historic Homes, Subdivisions, River Neighborhoods and Businesses

Roswell is the ninth-largest city in Georgia and one of the oldest — 1840s mill-town homes on Mimosa Boulevard, 1970s river communities like Martin’s Landing and Horseshoe Bend, and 1990s subdivisions filling in every direction. When a cast-iron drain backs up under a Historic District cottage, Big Creek rises into a lower level off Mansell Road, or a storm drops an oak on a roof along Willeo Creek, one team responds 24 hours a day and stays through cleanup, drying, repairs and full reconstruction.

Roswell is one of the 21 markets in our core service area — across the river from Norcross by Holcomb Bridge Road or up GA-400. (404) 983-0966, any hour.

Why local knowledge matters

What Puts Roswell Properties at Risk

Antebellum houses, 1970s river communities and 1990s subdivisions under a heavy canopy, with the Chattahoochee, Big Creek and Willeo Creek running through it all.

  1. Historic homes and 1970s–90s subdivisions

The Historic District has homes from the 1840s to the 1920s — galvanized and cast-iron plumbing, old wiring, plaster and heart pine that need careful drying. Martin’s Landing and the 1970s–80s subdivisions have original drains and water heaters; the 1990s ones have polybutylene supply lines. See water damage repair.

  2. Basements, the river and the creeks

Roswell’s homes sit on basements and crawl spaces on sloped lots. Big Creek, Vickery Creek and Willeo Creek flood the low lots after heavy rain, the river neighborhoods take water from below, and sump pumps fail in the storm that needs them. See basement flooding cleanup and mold remediation.

  3. Townhomes, apartments and the Holcomb Bridge corridor

Holcomb Bridge Road and GA-400 carry thousands of townhome and apartment units plus offices, hotels and restaurants. A failed line upstairs is a loss on every floor below; a kitchen fire fills a strip center with smoke. See multifamily & commercial restoration and fire & smoke damage.

  4. The canopy and the storms

Roswell protects its trees, and its oaks and pines are at full size. Spring storms and winter ice drop them on roofs and power lines across the city; a hard freeze bursts the pipes in uninsulated crawl spaces. See storm damage.

A Few Things About Roswell

  • Roswell King’s mill

Roswell King saw the water power in Vickery Creek in 1830 and built Roswell Mill — the largest cotton mill in North Georgia — and the town around it. The charter was approved on February 16, 1854.

  • A president’s mother

Bulloch Hall was the childhood home of Mittie Bulloch, who married Theodore Roosevelt Sr. there in 1853 — the mother of President Theodore Roosevelt. Bulloch Hall, Barrington Hall and the Smith Plantation are all open to the public.

  • The mill workers of 1864

Union troops burned the mill in July 1864 and, on Sherman’s orders, shipped hundreds of mill workers — mostly women — north by train. The houses were spared; the mill ruins and the 30-foot dam are still there.

  • Cobb, Milton, Fulton

Roswell was part of Cobb County, then Milton County, and only became part of Fulton on May 9, 1932 when Milton County was dissolved.

  • Ninth in Georgia

With 92,833 people, Roswell is the ninth-largest city in Georgia, with more than 900 acres of parkland, three historic house museums and the largest Memorial Day ceremony in the state.

  • Canton Street

The restaurant row on Canton Street and the Square are the heart of the Historic District; Jeff Foxworthy and Dale Murphy are among the famous names who’ve called Roswell home.

Questions

Roswell Restoration FAQs

Do you serve Roswell addresses outside the city limits?

Yes. The Roswell ZIPs (30075 and 30076) run into Cobb and Cherokee counties and up to the Milton line. If the address says Roswell — or it’s anywhere in our 21-market service area — we respond, 24 hours a day.

How quickly can Verus get to Roswell?

Roswell is across the river from our Norcross base by Holcomb Bridge Road, or up GA-400 for the north side. We’re open around the clock; call or text (404) 983-0966 and we’ll give you an honest arrival window and tell you what to do in the meantime. Typical drive time from our Norcross headquarters is about 20–30 minutes in light traffic and 40–50 in rush hour.

My house in the Historic District is over 150 years old. Can you dry it without wrecking it?

Yes, and it’s the whole point. Plaster, heart-pine floors, original trim and brick foundations dry differently than drywall, and a crew that demos everything wet will take the house with it. We dry in place wherever the moisture readings allow, remove only what has to go, document everything, and rebuild to match. If your home is in the Historic District we work within the review requirements.

Big Creek came up into my basement. Is that covered?

Rising water from a creek or river is flood damage, which standard homeowner policies exclude — it needs a separate flood policy. We extract, dry and rebuild either way, document everything, and tell you honestly what your coverage is likely to pay; many Roswell homeowners near the creeks carry flood coverage for exactly this reason.

Do you work with HOAs and swim-and-tennis communities?

Every day. We coordinate with the association on exterior work, dumpsters and access, keep the site tidy, and document everything for both your policy and the HOA’s requirements. One point of contact for the whole loss.

What should I do first if I find water or fire damage in Roswell?

Make sure everyone is safe, stop the source if you can do so safely (shut off the main water valve; after a fire, don’t touch soot or run the HVAC), photograph the damage, and call (404) 983-0966. We’re on the way.

Roswell has been rebuilding since 1864. When something goes wrong at your property, you shouldn’t have to explain the neighborhood — or the century it was built in — to the people fixing it.
